Evidence
- Any improvement works to the property such as internal insulation should be pointed out before the survey, with evidence provided, where available.
- Cavity wall insulation should be pointed out before the survey, with evidence provided, where available. .
- Works to lofts, such as insulation or room in roof conversions should be pointed out before the survey, with evidence provided, where available. .
- Floor insulation should be pointed out before the survey with evidence provided, where available.
- We should be made aware of any renewable energy at the property, and certificates made available, such as MCS certificates.
Evidence can be in the form of:
- Photographs
- Documentary evidence
- Please note that where insulation has been added, evidence must also be provided of the depth of insulation.
- Boards may be lifted beforehand exposing insulation, if can be done so safely
- Sockets may be removed beforehand exposing insulation, if can be done so safely (electric should remain isolated for the survey)
- Any other works that you feel may be relevant
Access
Access will be required of the following, but not limited to:
- Gas meter
- Electric Meter
- Boiler
- Radiators
- Controls
- Boiler cylinder (if applicable)
- Loft hatches (photos of insulation)
- All rooms
- Windows
- Front view of property
- Rear view of property
Health and safety
- Dogs and other animals must be secured at all times during the survey
- Safe access must be provided to all areas of the property and grounds.
- Any knowledge of asbestos at the property must be pointed out beforehand.
- Where loft hatches are broken we will not move if unaware of material.
Please note that our survey is non-invasive. We will not unscrew loft hatches, or lift boards for example.
Please note that insulation cannot be accounted for if cannot be seen, or without further evidence provided.
