Who needs an EPC certificate?

Since the 1st October 2008, a property on the market for sale or rent in Tonypandy as well as the rest of Wales and England should have an EPC in place. This includes both residential and commercial properties. Since April 2018 it is also a legal requirement for the EPC rating to be a minimum of an ‘E’ rating in order for that property to be let to a tenant. 

WHO IS RESPONSIBLE FOR GETTING AN EPC?

When you are selling or renting your property, you, as the seller or landlord must provide the certificate. The EPC should be given to the prospective buyer or tenant prior to entering into a sale or lease agreement.

Can an EPC fail?

The MEES regulations came into force on the 1st April 2018. As a result landlords of privately rented property must ensure that their properties reach at least an Energy Performance Certificate (EPC) rating of E, before granting a new tenancy to new or existing tenants.

On 20th September 2023, Rishi Sunak confirmed that these proposals have been scrapped. Unfortunately we are yet to receive a clear alternative plan. This leaves both tenants and landlords in a state of uncertainty. In order to meet the net zero target of 2050, further changes are inevitable. We will update when more information is available. 

How long is an EPC valid?

An EPC is currently valid for 10 years and must be in place before the property goes to market or rent. If there are any significant changes to the building within that time, a new report or an updated EPC will be required.
