What is a commercial EPC?
A commercial EPC is a document which states the energy efficiency of a building. This is based on the standardised way that the building is used. Carbon dioxide (CO2) ratings are shown in bands from A to G, with A being the least polluting, and G being the worst.
The main focus of the certificate is the amount of CO2, of which the commercial certificate shows an estimate that is being released from the building. The performance of the building is benchmarked against current building standards and recommended cost effective improvements.
What buildings need a Commercial EPC certificate?
- An office that is to be sold or rented out. This can be the whole building or any part of it.
- A shop that is to be sold or rented out. This applies all types of shops.
- Public houses that is to be sold or rented out. This includes a new lease on the premises.
- A hotel that is to be sold or rented out. This does not include individual rooms, unless they are self contained.
Can an EPC fail?
As of 1 April 2018, landlords of privately rented property in Wales and England, must ensure that their properties reach at least an Energy Performance Certificate (EPC) rating of E, before granting a new tenancy to new or existing tenants.

If a landlord of a commercial property believes that an EPC F or G rated property that they let, qualifies for an exemption from the minimum energy efficiency standard, that exemption must be registered on the PRS Exemptions Register – a self-certification database.
